Should You Keep Waiting to Buy a Home?

Many Central Texas homebuyers are playing the waiting game—hoping that mortgage rates will drop, home prices will fall, or the “perfect” time to buy will eventually arrive.

But waiting can come with a cost.

Today’s market may give buyers more choices and more opportunities to negotiate than they have had in recent years. Sellers may be more willing to offer closing-cost assistance, rate buydowns, repairs, or price adjustments to get a deal done.

If mortgage rates eventually fall, more buyers could enter the market at the same time. Increased competition could make it harder to negotiate and potentially push prices higher.

The right question may not be, “Will rates or prices be lower next year?” Instead, ask: “Does buying a home make sense for my financial situation today?”

If you have stable income, manageable debt, savings for your purchase, and plan to stay in the home for several years, it may be worth exploring your options now rather than simply waiting for the market to change.
