Relocating to Central Texas in 2026? Why Now May Be a Great Time to Buy a Home

If you are considering relocating to Central Texas, 2026 may be one of the better opportunities to buy a home that buyers have seen in several years.

The Central Texas housing market has changed significantly from the highly competitive market of a few years ago. Buyers today have more homes to choose from, more negotiating power and, in many cases, opportunities for seller concessions and builder incentives.

For people relocating to Austin, Kyle, Buda, San Marcos, Hays County and surrounding Central Texas communities, these changing market conditions can create an opportunity to purchase a home without the intense competition that was common during the pandemic-era housing boom.

The Central Texas Housing Market Has Rebalanced

The Austin-Round Rock-San Marcos housing market entered 2026 with a more balanced environment.

According to Unlock MLS, the Central Texas region recorded 15,698 home sales during the first half of 2026, an increase of 4.8% from the same period in 2025. At the same time, the year-to-date median home price was approximately $425,000, down 2.4% from the previous year. Pending sales also increased, showing that buyers are still actively purchasing homes.

This is important for relocation buyers.

You don't necessarily have to rush into the first house you see. Instead, you can take time to compare neighborhoods, evaluate homes and negotiate the terms of the purchase.

More Negotiating Power for Buyers

One of the biggest advantages of today's Central Texas real estate market is increased negotiating power.

In Hays County, July 2026 data showed approximately 1,925 active homes for sale, about five months of inventory, and an average close-to-list price of 93.4%. (Unlock MLS)

Other market data also shows that a significant percentage of Hays County homes are selling below their asking price. (Zillow)

For a relocating buyer, that can mean opportunities to negotiate:

  • Purchase price
  • Seller-paid closing costs
  • Repairs
  • Home warranties
  • Interest-rate assistance
  • Buyer incentives
  • Appliances or other personal property
  • Builder upgrades
  • Mortgage-rate buydowns

The right negotiation strategy depends on the individual property and seller, but today's market gives buyers considerably more room to negotiate than during the peak of the Central Texas housing boom.

Builders Are Offering Incentives

Relocating buyers should also look closely at new construction.

Central Texas continues to have a large supply of newly built homes, and builders may offer incentives designed to attract buyers. Depending on the community and builder, incentives can include closing-cost assistance, mortgage-rate buydowns, upgrades and other concessions.

For someone moving to Central Texas, a new construction home can also eliminate some of the uncertainty associated with purchasing an older home.

However, buyers should remember that the builder's sales representative works for the builder. Having your own buyer's real estate agent can provide an independent advocate who can help you compare the builder's offer with other homes and negotiate the overall transaction.

Hays County Can Be Especially Attractive to Relocation Buyers
Many people moving to Central Texas automatically focus on Austin.

But communities south of Austin can offer another option for buyers who want more space or a different lifestyle while remaining within the greater Austin metropolitan area.

Kyle, Buda and San Marcos are popular choices for people relocating to Central Texas.

Depending on your priorities, you may find:

  • New construction homes
  • Larger homes and lots
  • Master-planned communities
  • Established neighborhoods
  • Parks and recreation
  • Shopping and restaurants
  • Access to major highways
  • Communities with amenities
  • Homes at a variety of price points

Hays County's year-to-date median residential price was approximately $370,573 through the first half of 2026, according to Unlock MLS, although individual communities and neighborhoods can vary substantially.

That's why choosing the right location is just as important as choosing the right house.

Don't Wait for Mortgage Rates to Be Perfect

One of the biggest questions relocation buyers ask is:

"Should I wait for mortgage rates to come down?"

There is no guarantee that waiting will produce a better overall buying opportunity.

Mortgage rates can change, but home prices, inventory and seller incentives can change at the same time.

A buyer who purchases a home today may potentially refinance later if mortgage rates decline. But if home prices increase or inventory tightens, waiting could mean paying more for the same property.

The better question may be:

"Can I afford the payment today, and does the home make sense for my long-term plans?"

If the answer is yes, today's market may provide opportunities that were much harder to find several years ago.

Relocation Buyers Should Shop the Whole Central Texas Area

One of the biggest mistakes relocating buyers can make is choosing a home before understanding the different communities.

A home in Austin may offer a different lifestyle and commute than a home in Buda, Kyle or San Marcos.

Before making an offer, consider:

Commute: How far will you travel to work?

Schools: Which school districts and campuses are important to your family?

Home size: Do you need additional bedrooms, an office, a larger yard or a guest suite?

Taxes: How will property taxes affect your monthly payment?

HOA: Do you want an HOA or prefer a neighborhood without one?

New construction vs. resale: Which option better fits your priorities?

Future plans: Are you planning to stay for five years, ten years or longer?

These questions can help you narrow down the right Central Texas community before you start seriously shopping for a home.

Why Relocating Buyers Should Work With a Local Real Estate Agent

Buying a home from another city or state can be challenging.

You may not know which neighborhoods are growing, which communities have the best access to your workplace, where new construction is being built or how individual neighborhoods compare.

A local Central Texas real estate agent can help you understand the differences between communities and identify homes that fit your budget and lifestyle.

An experienced local agent can also help with virtual tours, neighborhood comparisons, inspections, negotiations and the many details involved in buying a home from out of town.

Is 2026 a Good Time to Buy a Home in Central Texas?

For qualified buyers who are financially prepared and planning to stay in the area, 2026 can be an attractive time to buy a home in Central Texas.

The market is no longer defined by the extreme competition of the pandemic years. Buyers have more choices, sellers are often more negotiable and builders are competing for buyers.

At the same time, Central Texas remains a major metropolitan region with communities ranging from Austin to Buda, Kyle, San Marcos and beyond.

The key isn't simply trying to "time the market."

The goal is to find the right home, in the right community, at a price and payment that fit your long-term plans.
