If you are moving to Central Texas from another state, three communities should be high on your list: Kyle, Buda and San Marcos.
Located along the I-35 corridor south of Austin, these communities offer access to the Austin metro area without Austin's higher housing prices. But they are not interchangeable. Each has its own personality, housing market, schools and lifestyle.
One of the most common questions from relocating buyers is:
“Which suburb south of Austin has the best schools and the lowest cost per square foot?”
The answer depends on what you value most. In 2026, Kyle generally offers the lowest price per square foot, Buda provides an established small-town atmosphere, and San Marcos offers a unique college-town lifestyle.
Kyle: The Master-Planned Growth Leader
Kyle has experienced tremendous residential growth and has become one of the most recognizable suburban communities south of Austin.
The city's identity is strongly connected to newer master-planned communities, new construction, neighborhood amenities and family-oriented development.
For buyers coming from out of state, Kyle can provide a lot of what they are looking for in a modern Texas suburb:

Kyle also currently has the lowest citywide median listing price per square foot of the three communities.

The trade-off is growth. Some parts of Kyle are still developing rapidly, which means buyers should consider future traffic, construction, infrastructure and neighborhood build-out when choosing a location.
What About Kyle Schools?
Much of Kyle is served by Hays CISD. For 2026, Hays CISD received an overall B rating with a score of 81 out of 100 from the Texas Education Agency. (Hays CISD)
For families, however, the most important question isn't simply whether Kyle has good schools. You should verify the specific attendance zone for the home you are considering.
Buda: Established Texas Character
Buda offers something different.
While Buda has certainly grown, it retains more of its historic small-town character than many of the newer suburban developments farther south.
Historic downtown Buda, established neighborhoods and longtime community institutions give the city a personality that feels different from a large master-planned development.
Buda can be a good fit for buyers who want:

San Marcos is different from both Kyle and Buda.

With Texas State University, the San Marcos River, downtown entertainment, restaurants, outdoor recreation and a large student population, San Marcos has its own economic and cultural identity.
The result is a more diverse community rhythm.

San Marcos is particularly attractive if you want a community with activities and employment opportunities of its own, rather than simply commuting to Austin.
In June 2026, Realtor.com reported a median listing price of approximately $349,990 and a median listing price of $201 per square foot.
That makes San Marcos the highest of the three in this particular price-per-square-foot comparison.
However, the city has substantial neighborhood variation. For example, Realtor.com reported price-per-square-foot figures ranging from approximately $156 in Blanco River North to $211 in Northwest Hills.
That is an important reminder that citywide averages don't tell the entire story.
The 2026 Price-Per-Square-Foot Math
Let's put the three numbers together.
Kyle: $175/SF
Buda: $183/SF
San Marcos: $201/SF
To calculate the simple mathematical average:
($175 + $183 + $201) ÷ 3 = $186.33/SF
That means the simple average price per square foot across the three communities is approximately $186.33 per square foot.
Now compare each city with that average:

Buda: $183/SF — approximately $3.33 below average

Which Has the Best Schools?
This is where out-of-state buyers need to be careful.
There is no simple citywide answer to “Which suburb has the best schools?”
Kyle and much of Buda are served by Hays CISD, which earned a B rating in the 2026 accountability system.
San Marcos is primarily served by San Marcos CISD, and the Texas Education Agency's 2025 district data showed a C overall rating.
But school quality should be evaluated at the campus and attendance-zone level, not simply by city.
If schools are a major factor in your purchase, investigate:
- The assigned elementary school
- Middle school
- High school
- Current accountability ratings
- Academic programs
- School boundaries
- Potential boundary changes
- Distance from the home
- Transportation options
The ZIP code or city name alone isn't enough.
