Over the past few years, Central Texas has seen a fast-paced and often unpredictable housing market. We’ve gone from red-hot bidding wars to a noticeable cooling-off period. So the question I’m hearing more frequently now is: Are we in a balanced market?
The short answer is—yes, we’re getting there.

A balanced market is when the number of homes for sale roughly matches the number of buyers looking. In this kind of environment, neither buyers nor sellers have a significant upper hand. It leads to more reasonable price negotiations, more time to make decisions, and more realistic expectations on both sides.
What We're Seeing in Central Texas
In many areas across Central Texas—including Kyle, Buda, San Marcos, and parts of Austin—we’re seeing:
* Moderate inventory levels: There are more homes on the market than during the pandemic frenzy, giving buyers more choices.
* Stabilized prices: Home values aren’t dropping sharply, but they’re not climbing at unsustainable rates either.
* Longer days on market: Homes are selling, but not overnight, which gives buyers time and sellers motivation to stay competitive.
* Fewer bidding wars: While still possible in hot pockets, multiple-offer situations are less frequent.
What This Means for Buyers and Sellers
If you’re a Buyer, you now have more time to evaluate your options, negotiate with confidence, and possibly secure some seller concessions like help with closing costs or rate buydowns.
If you’re a Seller, pricing your home correctly and preparing it for market are crucial. Today’s buyers are informed and cautious, and they’re not rushing into anything. But well-priced, well-presented homes are still moving.
