What to Expect at Closing: A Seller’s Guide

Selling your home is a big milestone, and if you’ve made it to closing, congratulations—you’re almost at the finish line! The closing is the last step in transferring your property to the buyer. While it can feel overwhelming, knowing what to expect makes the process smoother and less stressful.

1. Review the Closing Disclosure
A few days before closing, you’ll receive a Closing Disclosure. This document outlines the final details of the sale, including the purchase price, any credits to the buyer, loan payoff amounts, prorated property taxes, and closing costs. Reviewing this carefully ensures there are no surprises when you sit at the closing table.

2. Gather Required Documents
On closing day, you’ll need to bring a valid photo ID and, if required, any additional documents requested by the title company or attorney. Most sellers don’t need to bring much paperwork—the title company will handle most of it—but being prepared avoids delays.

3. Signing the Documents
At closing, you’ll sign several documents to officially transfer ownership. These typically include:

The Deed – Transfers ownership to the buyer.
Settlement Statement – Breaks down the financial details of the transaction.
Affidavits or Declarations – Confirm details about the property and transaction.
Your agent and the title company will guide you through each step so you know exactly what you’re signing.

4. Paying Off Remaining Obligations
If you still have a mortgage, the title company will use part of the buyer’s funds to pay off your loan. Any unpaid property taxes, HOA fees, or agreed-upon repairs may also be deducted from your proceeds.

5. Receiving Your Proceeds
Once all documents are signed and funds have been distributed, you’ll receive the proceeds from your home sale—usually by wire transfer or check. This is the moment when your hard work pays off.

6. Handing Over the Keys
The final step is delivering the keys, garage openers, and any access codes to the new owners. Some sellers leave behind manuals, warranties, or helpful notes for the buyers, which is always appreciated.
